Procedure: The Property will be offered as 1 tract of land. The Land will be offered at auction on December 5, 2017, 1:00PM at the Indian Hills Inn; 100 US 34, Albia, IA 52531. The property will be sold in the manner resulting in the highest total sales price.

Acceptance of Bid Price: All final bid prices are subject to acceptance or rejection by the Seller. The successful bidder(s) shall sign a Purchase Agreement, prepared by Whitaker Marketing Group, immediately after close of the sale at the auction site immediately following the close of the auction. THE SELLER RESERVES THE RIGHT TO REJECT ANY AND ALL BID S.

Buyer must have bank approval letter or proof of certified funds on day of Auction for the balance of the purchase.

Down Payment: Upon signing the Purchase Agreement at the close of the auction, ten percent (10%) of the total contract purchase price is due as a nonrefundable down payment. The down payment may be paid in the form of wire transfer, personal check, business check, or cashier's check. The balance of the contract purchase price is due in cash at closing. YOUR BID IS NOT CONDITIONAL UPON FINANCING. Earnest money paid the day of the sale will be deposited in an escrow account of Whitaker Marketing Group the following business Day.

Title: A Warranty Deed will convey the title. Updated Abstract(s) will be provided to the buyer at the seller's expense.

Real Estate Taxes: The 2018 Calendar year taxes will be prorated to the day of closing. The balance shall be paid in the form of certified funds upon closing, on or before January 5, 2018.

Closing: Closing shall take place on or before January 5, 2018.

Possession: Possession of the land will execute immediately following closing. If applicable, buyer will assume successor in interest of CRP Program.

Buildings, fencing and Improvements: The sale shall include all buildings, fencing and improvements existing on the land.
